1. Rent Collection

Collections Process

We want to make sure we are providing quality customer service to each tenant. We must ensure that we keep a set date and time for rent collections, and the proper paperwork and receipts are available to verify all funds.

Plan of Action
  • Date for collections (1st – 5th of each month)
  • Late fees will be applied for dates after the 5th, the amount of the late fee will be based on the property owner’s discretion.
  • This must be explained and enforced to each tenant with no confusion.
  • This will all so include the collection of security deposits.

2. Mortgage and Tax Payments

We will make sure that we have the information from the Property owners to make sure the properties stay in good standing with local and state ordinaces. If the Property Owner has selected one or more of the service options, we will be obligated to make or arrange paymentsto any utility ot creditor on the owners behalf, which will be backed by verifiable documents.

We can make sure payments are made in an unnecessary delinquency. Such as:

  • Taxes
  • Water Bills
  • Mortgage
  • Insurance

3. Accounting Services

We will be dedicated to being in direct communication with property owners to ensure that the profits are invested to increase the value. Our accounting practices must be clear and transparent at all times to our clients. We can also look to invest in profitstopurchase other assets that may provide more profits, or be sure to verify and turn over funds at the request of the client. Our goal is to increase assets and decrease liabilities. INTEGRITY IS A MUST!!!!

4. Inspections, Preparation, and Maintenance

Plan of Action

We will require that each property under go the inspection process before and after the rental/lease agree. This will help in identifying any issues and quickly have them handled. We will also have a record, via video or photo to show before and after. We will staff handymen/women that are skilled to handle areas of focus.

We will also look to make available the following services:

  • Landscaping
  • Janitorial Services
  • Asset Protection/Monitoring
  • Electrical, plumbing, light heating, drywall, and any repairs that may be needed to preserve the property

5. Legal Process

If there is a need to invoke a 3 day notices, full eviction or make any court appearances, we will be able to produce and file any paper work on the clients behalf. WE BELIEVE IN FAIR NESS AND EQUALITY.
